1. Place a state of the art Yard sign along with any special ATTENTION SIGNS that gives unique information about your property by providing  instant notification to the public that your property is the most desirable.
 
2. Submit the property to  the Western North Carolina Multiple Listing Service - exposing property to the over 3000 real estate professionals in the Hendersonville and Western North Carolina area who are REALTOR® members of the WNC-MLS.
 
3. An e-PRO is a REALTOR® who has successfully completed the e-PRO training program for real estate professionals. Endorsed by the National Association of REALTORS®. In this fast-paced age, technology has become a necessity an e-PRO is someone who has recognized and responded to the needs of the new consumer.

4. Circulate descriptive flyers to neighbors and to all local Top Producing agents.

5. Put your home on a www.wncHomes.com with 20 to 30 high quality photo's. Recent studies show that over 90% of the people today in America either have computer or access to one. 

6. Prepare custom flyers, property brochures and disclosure information to be placed in home for prospective buyers to take with them after viewing the home.

7. Advertise your property on the World Wide Web using 12 quality  photos, on-line appointment scheduler, e-mail flyers to a friend and much more, on all the following web sites:

8. Hold Open Houses as traffic justifies  so that property has the widest exposure.

9. We advertise daily in the Hendersonville Times News and I always use colored photos in the monthly Homes & Land Magazine.

10. Assure that my clients are introduced to the property and afforded every opportunity to review.

11. Prepare for your review a detailed Comparative Market Analysis of the current market value of your property and discuss with you those most pertinent factors governing the most effective price positioning of your home.

12. Review your home to identify factors needing correction so that home shows to its best advantage.

13. Maintain close communication with you - at least weekly - by means of the telephone, direct visit, or e-mail.

14. Screen potential Buyers so that (to the highest degree possible) "lookers" are excluded and serious Buyers only are brought to your property.

15. Require that any Offer be accompanied by a proper "Pre-Approval" letter issued by a responsible Lender. 

16. Assist you in analyzing and determining appropriate negotiating strategy when an offer is submitted.

17. Negotiate the Offer to Purchase creatively  with other Agent  to secure a firm Contract thru the offer - counter - offer process.

18. Work closely with you - the Selling Agent - the Closing Attorney - the Mortgage Lender - Inspectors - Appraisers, all to assure a smooth and timely Celebration Day (Closing).

19. Accompany you to Closing and provide counsel and advice as needed.

20. Remain in touch with you after the sale  as your real estate consultant and friend.
